Appointment details
An EICR is a detailed electrical inspection of a property’s electrical installation where an in-depth report detailing any necessary remedial work is produced. During the appointment, your electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and are safe to use. Please note that the electrical engineer will need to disconnect the installation from the main electrical power supply for the inspection. Please note, it is your responsibility to plug appliances back in after your electrics have been tested (this includes your fridge/freezer). The entire onsite process will typically take up to two hours depending on the number of circuits on the property. Following the assessment, the Electrical Safety Certificate is emailed within 2-5 business days.
As a landlord you are required by law to have an Electrical Installation Condition Report, this helps protect you from prosecution in the event that a tenant is harmed by faulty electrics in your property.
The frequency with which EICRs should be obtained varies depending on the kind of property. For rental properties, an EICR Testing is typically done every five years or at the start of a new tenancy. An EICR should only be done by a qualified electrician.
What does the inspection include?
- The inspection includes the below checks if earthing and bonding is adequate
- Whether light switches, fittings, sockets, and controls are suitable, serviceable, and protected - replacement will be recommended if necessary
- If earthing and bonding is adequate
- If the wiring system is adequate and its current condition
- If adequate identification and safety notices are available
- The extent of any wear and tear, damage or deterioration
- Whether there are any changes in the use of the premises which have led to, or may lead to, unsafe conditions
Appointment details
A Non-Domestic Electrical Installation Condition Report is, as it states, a report rather than a certificate. It provides an assessment of the in-service condition of a commercial electrical installation against current requirements. During the appointment, the electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and safe to use. All lighting and lighting circuits will be assessed and a report on the findings will be logged. Typically a commercial EICR is a lot more in depth than a standard domestic report. For commercial properties, there may be operational limitations that the engineer will discuss with you first, such as shutting down any servers or phone lines that would impact a business. The engineer may ask for a sample rate which would detail what percent of sockets would be tested to begin with, and then should any faults occur with the sample size, the engineer may choose to increase the sample size (i.e, from 25% to 50%) to check for further faults.
The entire onsite process can take from a few hours to a couple of days depending on the size of the property, especially for some larger commercial or industrial installations. Following the completion of the assessment, the Electrical Installation Condition Report is emailed within 2-5 business days. It is a legal requirement commercial properties are tested every 5 years and installations at industrial premises are tested at least every 3 years

Appointment details
Portable appliance testing, or PAT, involved the inspection of electrical appliances and equipment to ensure they are safe to use. During the appointment, your selected professional electrical engineer will visit the property and complete an Electrical Safety Inspection to ensure that all electrical appliances on the property are in working order and are safe to use. All electrical appliances supplied by a flexible cable with either a plug and socket or a spur box to connect it to the fixed electrical installation are considered portable appliances or portable electrical equipment (PEE) and need to be tested, regardless of their size. Typical examples of PEE include kitchen equipment, including toasters, food mixers, kettles, refrigerators, microwave ovens and office equipment such as computers, printers, scanners, and any Extension leads are also regarded as portable appliances. The entire onsite process will typically take up to one hour depending on the number of appliances on the property.
Although the law does not specifically state how often PAT testing should be performed, it is reasonable to at least have an inspection yearly. PAT testing is one of the most effective ways to minimize electric risks from faulty appliances.
What does the inspection include?
PAT testing includes visual checks for:
- Damages to the flexible cable such as cuts, abrasions, trapped cables etc.
- Damages to the plug, such as cracked case or bent pins
- Illegal joints in the cable, such as taped joint
- Any equipment being used in unsuitable conditions, such as wet or dusty environment
- Any signs of overheating, such as stains or burns
Appointment details
Upon confirmation of the service, an accredited Energy Assessor visits the property to collect the required data for assessing energy features based on the construction, type of dwelling, and relevant fittings (i.e, heating systems, insulation, windows, fixed outlets, lighting, etc). Please allow easy and full access for the assessor to inspect all heating and lighting fixtures/fittings including the boilers, hot water cylinders and the electric meter. The entire onsite process generally takes 30 minutes to 1 hour. Following the assessment, an Energy Performance Certificate (EPC) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Domestic EPC register.
The EPC should not be read as a comment on the overall condition of the property, nor will it cover any items that would be included in a building survey.
An EPC is a legal requirement for the property to be marketed for sale or let. The certificate is valid for 10 years although it is recommended to renew the certificate every time works are carried out to the property that could improve its energy performance ie. replacement boiler/windows, loft or wall insulation.

What does an EPC contain?
- A record of how energy efficient a building is and its environmental impact
- Information on the property’s typical energy costs
- Suggested recommendations on reducing energy use and saving money
- An energy efficiency rating of the property from A (most efficient) to G (least efficient)

A Non-Domestic EPC is a legal requirement for all commercial buildings exceeding 50 sq meters. The law states that a Non-Domestic EPC is required when you market the premises for let or sale, a building under construction is finished or where there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems.
The EPC must also be displayed in your commercial building if the total useful floor area is over 500 sq meters, the building is frequently visited by the public or an EPC has already been produced for the building’s sale, rental or construction
The certificate is valid for 10 years although a new certificate may be required if the building is subject to renovations, alterations, extensions etc.

Whist im very pleased with myconstructor, Essex energy were not as good. myconstructor gave time slots for us to pick, once picked Essex energy gave a more longer time slot and didn't even make that slot. It would have been nice to have had some kind of confirmation from the contractor that was going to carry out the work, that they had received the booking from My Constructor. I had an uneasy feeling that the contractor wasn't going to turn up, as I hadn't heard anything from them. But, they did turn up and all was well. The quote I received from My Constructor to carry out the remedial work was over double the price I actually paid. I understand that My Constructor need to make a profit and the convenience of not having to look for a company makes life easier. But double I thought was a bit steep. The website is a good way of finding people do do work if you're not in the know.

Had quote for remedial work, £360 for hours work, this did include a light and rcd (I purchased both for £48) . I kept texting to see what I needed to do to fix the issue but no response. contacted "Myconstructor.co.uk" and they didn't know how i got the the EICR re validated if I got the work done myself. Took a week to produce EPC and rated the property incorrectly likely due to a lack of attention to detail. Listed windows as double instead of triple glazed and didn’t include suspended floor insulation contrary to photo evidence and also sign off from building control. For newly refurbished/insulated houses buyer please beware.

My experience with Essex Energy was mixed. Arslan is polite and goes about his work without being disruptive. He also is knowledgeable and can explain what needs to be done and why. However, he was 50 minutes late for his appointment and the certificate he said he would issue within 24 hours, took 72 hours. Also his quote for remedial work was significantly higher than other contractors I contacted for the same work. For the certificate itself, it was fine but I couldn't recommend him based on my experience.

EPC Assessor turned up on time on Friday and promised the EPC by Monday am. When it arrived I noticed a major error in it. Called him and he promised a correction by Tuesday. It didn't appear. He didn't respond to subsequent calls, texts, or email. Correct EPC finally appeared on the Friday, just before the arrival of another Assessor that I had booked. My instructor unresponsive to email and impossible to contact by telephone. ZERO Customer Service. VERY FRUSTRATING.

Booked for EICR. Tenant told me it lasted 15mins. My problem with this company is the quote for the remediation work was massively overpriced. Some quick phone calls to a few other electricians showed the original quote to be a complete ripoff. Obviously went elsewhere and work now remediated. Beware of the quote for remediation work. Also customer service was very poor. I was told by Aslan that anyone with a lower quote would not be a proper qualified person. Obviously he was trying it on. Beware accepting inflated quotes for remediation work with this guy

Terrible experience! Electrician was exceptionally rude to me on the phone. Told me I "should check my messages". My constructor sent me an appointment confirmation without confirming with me if the date and time were ok. I told them it wasn't and to rebook. Their system was not updated and then they blamed me to the electrician and told him I had confirmed and they had not heard anything from me! Electrician turned up and rang me and was very rude on the phone. Next day he called me again and told me that he was not going to leave until I had confirmed with him personally. This conversation was at the same time I had arranged for someone to be at the property to let him in! He was so rude i hung up and will never use this company again. Absolute incompetence and rudeness that I am not prepared to tolerate. My advice is go elsewhere. Customer service ZERO. Competence ZERO. Professionalism ZERO. I would give NO stars if there was an option for it!

Mr Shafiq called to re arrange a time suitable to him, I needed the inspection to be done urgently so I had to change my plans to suit Mr. Shafiq availability. He arrived and started the inspection, he placed all his tools and the drilling machine box on top of my new wooden worktop, he was so careless. He finished the inspection and came up with a long list of things that needed to get done. He wanted to charge me another £300 on top for a 30 min job, really annoyed with his attitude. Stay away

Most disappointing and concerning. Appointment took place 15/3/21. I received my late condition report on 23/3/21. I am informed by my tenant that visit took about 15 minutes which was not disputed by engineer when 'My Constructor' contacted him over my late report. The property is all-electric and includes 3 phase and two control panels which was made known before quote and booking. Other similar properties nearby have required a couple of hours plus to carry out same inspection. I have tried to contact the engineer to discuss my concerns but have not been able to make contact. I now have a huge quotation to bring the electrics to a satisfactory level that seems to boil down to a replacement of the two control panels although the scope of proposed work is so wooly it could be anything. I am now seeking a new inspection and report from elsewhere against a now tight deadline before 1/4/21. I deserve and am seeking a full refund.
