Your EPC Rating Explained

Your EPC certificate grades your property's energy efficiency on a scale from A to G — A being the most efficient, G the least. The higher your rating, the lower your energy bills. The current average for UK homes is D to E.

Minimum Energy Efficiency Standards (MEES)

  • Third-party consent refused

    If a tenant, superior landlord, or planning authority refuses consent for the required improvements — or sets conditions the landlord cannot meet — an exemption may be claimed. The landlord must demonstrate all reasonable efforts were made to obtain consent first.

  • Buildings occupied under licence

    MEES applies only to properties held under a "Relevant Tenancy" (assured, regulated, or domestic agricultural). Properties occupied solely under a licence to occupy are exempt.

  • Social housing

    MEES applies only to privately rented properties. Social housing is exempt regardless of its EPC rating or condition.
