How Long Does An EPC Last?

The validity of an EPC is 10 years from the date of issue. As long as the EPC certificate is less than 10 years old, it is unnecessary to obtain a new one every time there is a change in tenancy or when the property is sold.

Within the ten-year term, an owner, landlord, or tenant can commission a new EPC certificate, which will replace the previous EPC and become the current one for that property.

When a 'trigger point' is reached, a new EPC certificate is required. When the property is next sold, rented to a new tenant, or substantially remodelled, this might be a 'trigger point.' There is no necessity to commission a new EPC certificate after it has reached its ten-year expiration date.

Because the EPC is based on the property rather than the owner, it will continue to be valid even if the property is transferred to a new owner if it is less than 10 years old.

What Happens If I Don't Receive An EPC Certificate?

When a property is legally obliged to have an EPC, failure to do so is a violation, and the owner may face the consequences, including fines. If a landlord fails to give an EPC to an assured shorthold tenant, they will be unable to remove them using a section 21 notice.
