Everything was excellent. The only possible improvement would have been a quick check that the boiler was firing after he tested it. Because when I came to turn on a hot tap later, it wasn't. I did the amateur fix, which was to turn it completely off and on again - that did the trick. Otherwise, perfect, a very nice guy.

He was a stand up guy, advised me well and answered all my questions but I was particularly happy with him when he was honest with me to say that due to not having the number of appliances discussed, his work turned out to be less and he had charged me less than the agreed price due to less amount of work. No one does this nowadays.

Gas Safety Check Certificate: What You Need To Know

When it comes to owning or renting a property, you must be aware of many things to keep your tenants safe and sound. One such thing is getting a gas safety check certificate. In this blog post, we will explore what a gas safety check certificate is and why you need one. We will also provide tips on getting one for your property. So, if you're a landlord or property owner, read on to find out everything you need to know about gas safety check certificates.

What Your Gas Safety Check Certificate Means

As a homeowner or renter, you are responsible for the safety of your gas appliances. That's why getting a Gas Safety Check Certificate (GSC) is important.

A GSC is issued by a registered gas engineer and shows that they have checked your appliance and found it safe. The certificate will list the make and model of the appliance, as well as the date of the safety check.

It's important to keep your GSC up to date, as appliances can develop problems over time. If you don't have a current certificate, you should contact a registered gas engineer to arrange a safety check.

If you have any concerns about your appliance, even if it has a current GSC, you should contact a registered gas engineer for advice.

How To Obtain A Gas Safety Certificate

If you own or rent a property with gas appliances, you must ensure they are safe. An annual Gas Safety Check is required by law and must be carried out by a Gas Safe registered engineer.

After completing the check, the Gas Safety Certificate (CP12) will be issued. This certificate is valid for 12 months and must be kept safe as it may be required as evidence that the appliances have been checked.

4 Essential Checks On Your Gas Safety Check Certificate

As a landlord, you are responsible for ensuring that all gas appliances and flues in your rental property are safe. You must have a Gas Safety Check Certificate for each appliance and flue, which must be renewed every 12 months. Here are four essential checks you should make on your Gas Safety Check Certificate:

  1. Make sure the certificate is valid for the current year. The certificate should be dated within the last 12 months and include the landlord's name and address, as well as the name and address of the tenant.
  2. Check that all the appliances and flues listed on the certificate are on the property. If any have been added or removed since the last inspection, you will need to get a new certificate.
  3. Ensure that all of the appliances and flues have been properly serviced and are in good working order. The certificate should include details of any work that has been carried out, as well as any recommendations for future work.
  4. Make sure you understand all of the information on the certificate, including any warnings or advice given by the engineer. If you have any questions, ask your local authority or Gas Safe registered engineer for clarification.

Main Types Of Gas Safety Checks

There are two main gas safety checks: annual and change of tenancy checks.

  • An annual check is a visual inspection of your gas appliances and flues. The engineer will check that your appliances are working safely and efficiently and that there are no obvious signs of wear and tear. They will also test the flue to ensure it's not blocked or damaged.
  • A change of tenancy check is required whenever there's a change in tenants in a rented property. The new tenants must have a valid gas safety certificate before moving in. The landlord or letting agent is responsible for arranging the gas safety check.

Ways To Save Money On Your UK Gas Safety Check Certificate

  • One way to save money on your UK Gas Safety Check Certificate is to schedule your appointment when you know the gas company will have staff available. This can often be first thing in the morning or late in the evening.
  • Another way to save money on your certificate is to ask the gas company if they offer any discounts. Many companies will offer a discount if you schedule multiple appointments at one time or if you are a senior citizen.
  • Finally, you may also be able to negotiate a lower price for your Gas Safety Check Certificate if you agree to have the work done during off-peak hours.

Useful Tips For Helping To Keep Your Home Safe From Gas Leaks

If you smell gas, open a window and leave the premises immediately. Do not switch on any lights or electrical equipment, as this could cause an explosion.

If you think there may be a gas leak, turn off the gas at the main stopcock. This is usually located next to the gas meter.

If you can't find the stopcock or are unsure how to turn it off, call your gas supplier for advice.

If you have an emergency Gas Safety Check certificate and there's a problem with your appliance, contact a Gas Safe registered engineer to carry out repairs.

Things To Do Before You Hand In Your Gas Safety Check Certificate

If you're a landlord in England, Wales or Scotland, you must get a Gas Safety Check certificate every 12 months.

You can be fined up to £6,000 if you don't have a valid Gas Safety Check certificate. Here are some things you need to do before you hand in your gas safety check certificate:

  1. Make sure all the appliances in your property are serviced and in good working order. This includes cookers, fires, boilers and any other gas-powered appliances.
  2. Get your appliances regularly serviced by a registered gas safe engineer. This will help to keep them running safely and efficiently.
  3. Keep a record of all the gas safety checks that have been carried out on your property. This will show potential buyers or tenants that you've been taking care of the property and its appliances.
  4. Make sure you get your Gas Safety Check certificate from a registered Gas Safe engineer. They'll need to check all the appliances on your property to make sure they're safe to use.

Reasons Why You Should Get Your Gas Safety Check Certificate

If you own a property with a gas supply, it is your legal responsibility to make sure that all gas appliances are safe. One way to do this is by arranging a Gas Safety Check with a registered Gas Safe engineer.

There are many reasons why you should get your Gas Safety Check Certificate, but here are some of the most important ones:

  1. It's the law - as mentioned above, if you own a property with gas appliances, you are legally responsible for their safety. This means that if something were to go wrong and someone was injured; as a result, you could be liable.
  2. Peace of mind - by having your gas appliances regularly checked, you can know that they are safe to use. This is especially important if you have young children or vulnerable adults on your property.
  3. Save money - regular gas safety checks can help identify potential appliance problems before they become more serious (and expensive). This can save you money on repairs or replacement costs.
  4. Avoid disruption - if there is a problem with your appliance, it can cause considerable disruption to your life, particularly if you rely on it for cooking or heating. By getting it regularly checked, you can avoid this happening.

The Risks of Losing Your Gas Safety Check Certificate

If you lose your Gas Safety Check Certificate, you may be at risk of having your gas disconnected. This could leave you without heat or hot water and may even be unsafe.

It is important to keep your Gas Safety Check Certificate safe and secure, as it is proof that your home has been assessed by a qualified engineer and found safe. Without this certificate, you will not be able to reconnect your gas.

If you are worried that you may have lost your certificate, you should contact a registered Gas Safe engineer who will be able to help you.
