Appointment details


An EICR is a detailed electrical inspection of a property’s electrical installation where an in-depth report detailing any necessary remedial work is produced. During the appointment, your electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and are safe to use. Please note that the electrical engineer will need to disconnect the installation from the main electrical power supply for the inspection. Please note, it is your responsibility to plug appliances back in after your electrics have been tested (this includes your fridge/freezer). The entire onsite process will typically take up to two hours depending on the number of circuits on the property. Following the assessment, the Electrical Safety Certificate is emailed within 2-5 business days. 


As a landlord you are required by law to have an Electrical Installation Condition Report, this helps protect you from prosecution in the event that a tenant is harmed by faulty electrics in your property.


The frequency with which EICRs should be obtained varies depending on the kind of property. For rental properties, an EICR Testing is typically done every five years or at the start of a new tenancy. An EICR should only be done by a qualified electrician.



What does the inspection include?


  • The inspection includes the below checks if earthing and bonding is adequate
  • Whether light switches, fittings, sockets, and controls are suitable, serviceable, and protected -  replacement will be recommended if necessary
  • If earthing and bonding is adequate
  • If the wiring system is adequate and its current condition
  • If adequate identification and safety notices are available
  • The extent of any wear and tear, damage or deterioration
  • Whether there are any changes in the use of the premises which have led to, or may lead to, unsafe conditions

Appointment details


A Non-Domestic Electrical Installation Condition Report is, as it states, a report rather than a certificate. It provides an assessment of the in-service condition of a commercial electrical installation against current requirements. During the appointment, the electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and safe to use. All lighting and lighting circuits will be assessed and a report on the findings will be logged. Typically a commercial EICR is a lot more in depth than a standard domestic report. For commercial properties, there may be operational limitations that the engineer will discuss with you first, such as shutting down any servers or phone lines that would impact a business. The engineer may ask for a sample rate which would detail what percent of sockets would be tested to begin with, and then should any faults occur with the sample size, the engineer may choose to increase the sample size (i.e, from 25% to 50%) to check for further faults. 

The entire onsite process can take from a few hours to a couple of days depending on the size of the property, especially for some larger commercial or industrial installations. Following the completion of the assessment, the Electrical Installation Condition Report is emailed within 2-5 business days. It is a legal requirement commercial properties are tested every 5 years and installations at industrial premises are tested at least every 3 years

Appointment details


Portable appliance testing, or PAT, involved the inspection of electrical appliances and equipment to ensure they are safe to use. During the appointment, your selected professional electrical engineer will visit the property and complete an Electrical Safety Inspection to ensure that all electrical appliances on the property are in working order and are safe to use. All electrical appliances supplied by a flexible cable with either a plug and socket or a spur box to connect it to the fixed electrical installation are considered portable appliances or portable electrical equipment (PEE) and need to be tested, regardless of their size. Typical examples of PEE include kitchen equipment, including toasters, food mixers, kettles, refrigerators, microwave ovens and office equipment such as computers, printers, scanners, and any  Extension leads are also regarded as portable appliances. The entire onsite process will typically take up to one hour depending on the number of appliances on the property. 


Although the law does not specifically state how often PAT testing should be performed, it is reasonable to at least have an inspection yearly. PAT testing is one of the most effective ways to minimize electric risks from faulty appliances.




What does the inspection include?


PAT testing includes visual checks for:

  • Damages to the flexible cable such as cuts, abrasions, trapped cables etc.
  • Damages to the plug, such as cracked case or bent pins
  • Illegal joints in the cable, such as taped joint
  • Any equipment being used in unsuitable conditions, such as wet or dusty environment
  • Any signs of overheating, such as stains or burns

The entire onsite process generally takes 30 minutes to 1 hour. Following the assessment, an Energy Performance Certificate (EPC) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Domestic EPC register.


The EPC should not be read as a comment on the overall condition of the property, nor will it cover any items that would be included in a building survey.


An EPC is a legal requirement for the property to be marketed for sale or let. The certificate is valid for 10 years although it is recommended to renew the certificate every time works are carried out to the property that could improve its energy performance ie. replacement boiler/windows, loft or wall insulation.

What does an EPC contain?


  • A record of how energy efficient a building is and its environmental impact
  • Information on the property’s typical energy costs
  • Suggested recommendations on reducing energy use and saving money
  • An energy efficiency rating of the property from A (most efficient) to G (least efficient)

Once the EPC is lodged it will appear on the national Commercial EPC register.


A Non-Domestic EPC is a legal requirement for all commercial buildings exceeding 50 sq meters. The law states that a Non-Domestic EPC is required when you market the premises for let or sale, a building under construction is finished or where there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems. 


The EPC must also be displayed in your commercial building if the total useful floor area is over 500 sq meters, the building is frequently visited by the public or an EPC has already been produced for the building’s sale, rental or construction

The certificate is valid for 10 years although a new certificate may be required if the building is subject to renovations, alterations, extensions etc.

The pleasant and polite electrician came on time. He explained the remedy for how to upgrade the old fusebox which passed the expiry date. Unfortunately, the quote for the new job was a lot more than the other companies. Also, the registered members of MyConstructor.co.uk should do the homework to find out where they can park their cars before they come to their customers especially in central London. The traders I’ve been supporting have never asked this particular question. I’d recommend MyConstructor.co.uk in general for simple jobs.

Work was done at short notice, but was charged extra. Although it was one fuse box, it was a large one, so I had to make an additonal payment to cover this. I am happy with the work, but when testing the electricity by switching off/on a few times, my broadband router got fried.. so I had no broadband for 5 days until Virgin replaced the unit. I think the engineer should advise the householder to remove (or switch off) all plugged in units as a precaution.

The certificate we received from Umar after his work is not sufficiently completed. He didn't write his contact details on the certificate and he left some parts blank where he should have written details. For example he found something in the house that needs improvement but failed to mention whet exactly. As I was not present on the appointment I have no clue as to what it is that needs improvement. The certificate also arrived a week after he did the assessment. Over all the job was okay but needs to improve for the next time.

Didn't get a chance to meet Umar personally since the booking was for a tenanted property but I found communication easy. Arrived on time, was nice to talk to and thoroughly tested what needed to be tested. I was not aware the property actually had 2 small fuse boxes rather than one but Umar didn't ask for extra payment which was nice of him. Still docking a few stars for pricing though - while £125 was ok for the EICR at short notice, he quoted £850 cash or over £1300 through myconstructor for installing one RCD protected fuse box and swapping a couple of sockets which was work required to get a pass certificate. I'm not a fan of captive marketing so took two quotes from elsewhere and got first for £500 and a second which I opted for cost me £80 in parts and £250 half a day rate for the labour. So eventhough, I have to spend another £100 for EICR again I was better off. I'm sure Umar is a competent professional though, some people simply charge more.

Booked a 30 minute slot, and if I hadn’t have proactively phoned him after the estimated arrival time to chase he would have turned up extremely late as he thought he had a 3 hour time slot! As it was, he arrived just after the 30 minute slot. He didn’t really ask any questions about the improvements or anything I had made, and in fact it was only when he went to leave that I reinforced the heater I had installed. When I got the report, it was wrong, he omitted one of the improvements I made that I explicitly mentioned to him. Had to phone up customer services to get an updated report. All in all, not great.

Umar was pleasant when he arrived but unfortunately didn't deliver part of what I paid him for. I booked him for an Energy Certificate and a Floorplan, but after 2 weeks I was still waiting for the floorpan. I contacted Umar 5 times through my-constructor to chase him and each time was promised it would arrive that evening. In the end I had to contact him directly and he sent me over a floor plan which didn't resemble my flat. I decided to give up and draw it myself.

Engineer arrived as scheduled but did not call me 30min before as I have requested. Inspection was done effectively in the standard manner. However EICR was not issued on time as he promised at the end of the job. Inspection happened on 4th June. Today is 10th June. I am still waiting for the EICR. Call to Engineer few times. Said their system has a problem. will send when he get back to office. Price is reasonable but service is not quality enough. I do not recommend.

Firstly, I should say that I was a HOME INSPECTOR/DEA in 2008. Your chap was very poor. He failed to measure accurately. As far as I could tell, he measured sparingly. He declined my OFFER of a floor plan to guide him (this property is very difficult to measure and produce a floor plan ). I DOUBT if he produced a floor plan of his own as he showed no indications of doing so. Let me put it this way, by the end of the inspection he was uncertain whether he was dealing with a semi-detached property or DETACHED! Much of his assumptions are wrong. HE DID NOT EVEN BRING A LADDER TO INSPECT THE LOFT AREA. He asked if I had one but I declined to lend it to him. His measurement of loft insulation was done by stretching a tape measure up through the open hatch. However, I shall let these matters go as I have the document I NEED now to comply with the regulations re marketing my property. A check upon his work would not go amiss and possibly some retraining- he is not an asset to your company.

The electrician came for an EICR inspection in my one-bedroom flat - he only did visual inspection for about 20 minutes and this was it. He told me that I need to replace my old fuse board with one that has RCD protection and gave me a quote which was twice the price of my local electricians. I therefore called in another electrician for another EICR and the replacement of fusebox. However, the EICR inspection done by this second electrician was a lot more thorough (he said it would have been impossible to do a proper inspection within 20 minutes) and discovered a major fault/problem, which was the weakened insulation resistance in some of the cables going into the fuse board. Replacing the fuse board would have not been a remedial work if this problem was not fixed anyway but obviously this was not identified by Hayat management electrician as only visual inspection was performed! The second EICR involved checking a light fitting, measurements of insulation resistance, inspection of the main water tap and none of these were completed with the first electrician (the one from Hayat). I still have not received the report - it has been 8 business days since he came and I am not receiving any response from the electrician. Please beware - they are giving you a cheaper quote but do not expect that the service would be up to the required standards and their quote for remedial work is almost twice the standard cost of what other electricians would give. Please also ensure that you check the electrician's qualification as I now doubt whether the person who came was even Umar Hayat or at least a qualified electrician as I just trusted him and didn't check this when he came on site.

Was later by 6 hours, but that wasn't a problem. conducted EICR in 15mins, was on phone most of the 15 mins. asked where earth bonding was, when shown he didn't bother to look. EICR certificate received after chasing, quote for repair £650 for consumer unit..... you decide.....

The appointment to do an EPC and a floorplan was scheduled between 8am and 11am, no word from assessor until just after 11am when they said they'd be 50 minutes late, an hour later and at noon they turned up. I had been waiting at the property for 4 hours by the time they turned up. They didn't have a pen and I gladly gave them a pen to take away for other jobs. No major issue but just symptomatic of the disorganisation. Yes the EPC was made available the next day but the floorplan still has not turned up and it is now two weeks. I have messaged the contractor, I have spoken to him on the 'phone and was told mid-week I would have it by today (Friday), it is now late evening and I don't have it. I was meant to have it within a few days and 14 days later I still don't have it. My constructor either puts me through to the contractor or doesn't answer if I want to raise an issue. I am going to have to do my own floorplan which if I'd know I'd have got on and done it last weekend. I didn't get what I paid for.

Totally unreliable. Booked first appointment for Friday morning. He couldnt make it so it was rescheduled for Friday evening. On the evening he forgot his tools so he cancelled. Rescheduled for next week Friday. He just didnt turn up. Called him and he said he was going to call back on Monday to arrange a new apointment. Never did. I had to cancel and ask for a refund. Not recommended at all. Very bad experience and wasted +2 weeks

The initial contact with the lady Ozy phone operator was good as she tried to book me an appointment. However, the gentleman who tuned up was quite late and he didn’t provide me with the agreed service. He didn’t access the fuse box although it was easily accessible. In addition, he wanted to come back again and charge me for additional inspection and plus the extra work he was recommending. He was going to come back to me but he never did. I find him to be unprofessional as he was trying to just charge me for more money by not doing his job. The experience was very poor and I am very dissatisfied with the service. As such, this has left such a sour taste in my mouth and Unfortunately, I will not recommend you to a friend due to the reasons listed above.
