A gas safety check (also known as gas safety inspection or a CP12) involves a Gas Safe registered engineer inspecting your gas fuelled appliances and central heating systems. The engineer will check the appliances are working properly, with the correct operating pressure. They also perform full system tests and ventilation checks to ensure regulations are met and that appliances are safe to use. The entire on-site process typically takes 45-60 minutes. Following the assessment, the Gas Safety Certificate is emailed the same day or the following business day. 


If you are a landlord, you are legally obliged to renew the Gas Safety certificate annually. Landlords must also keep a record of gas safety checks for at least two years and issue the latest certificate to existing tenants and any new tenants before they move in. If you are a homeowner, although you have not legally bound to renew the Gas Safety certificate, you are advised to do so once a year to maintain the safety of your home.



What does the inspection include?


  • Checking all gas appliances for gas tightness

  • Check burner pressure and gas rate against the manufacturers’ data plate

  • Checks on all necessary ventilation will be conducted

  • Check standing and working pressure if test points are available

  • Fuel flow will be tested to make sure combustion products are removed

  • All flame failure devices will be checked for satisfactory operation

  • Appropriate checks will be made for physical stability, presence and effectiveness of stability brackets

  • Investigations for any evidence of unsafe operation will be made and reported

Upon confirmation of the service, an accredited Energy Assessor visits the property to collect the required data for assessing energy features based on the construction, type of dwelling, and relevant fittings (i.e, heating systems, insulation, windows, fixed outlets, lighting, etc). Please allow easy and full access for the assessor to inspect all heating and lighting fixtures/fittings including the boilers, hot water cylinders and the electric meter. The entire onsite process generally takes 30 minutes to 1 hour. Following the assessment, an Energy Performance Certificate (EPC) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Domestic EPC register.


The EPC should not be read as a comment on the overall condition of the property, nor will it cover any items that would be included in a building survey.


An EPC is a legal requirement for the property to be marketed for sale or let. The certificate is valid for 10 years although it is recommended to renew the certificate every time works are carried out to the property that could improve its energy performance ie. replacement boiler/windows, loft or wall insulation.

What does an EPC contain?


  • A record of how energy efficient a building is and its environmental impact
  • Information on the property’s typical energy costs

Following the assessment, a Non-Domestic Energy Performance Certificate (which includes two documents: an EPC certificate and a separate Recommendations Report) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Non-Domestic EPC register.


A Non-Domestic EPC is a legal requirement for all non-domestic buildings exceeding 50 sq meters. The law states that a commercial EPC is required when you market the premises for let or sale, a building under construction is finished or where there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems. 


The EPC must also be displayed in your commercial building if the total useful floor area is over 500 sq meters, the building is frequently visited by the public or an EPC has already been produced for the building’s sale, rental or construction

The certificate is valid for 10 years although a new certificate may be required if the building is subject to renovations, alterations, extensions etc.

He tried to scare my tenant by saying there was a risk in the boiler flute, because it was not sealed at the point it enters the loft (it’s of course sealed as it exits the roof) so fumes could come back down and quote “she could go to sleep and not wake up”. I’ve since had another boiler professional come and review it and there’s no risk. It’s passed 3 safety certificates since it was installed in 2017. He was just trying to procure extra services.

Boiler was not checked thoroughly and from the inside. It has broken down several times since. I was called by another name and questioned as to why I had booked an appointment so late in the day, 4pm! Overall not a great experience.
