An EICR is a detailed electrical inspection of a property’s electrical installation where an in-depth report detailing any necessary remedial work is produced. During the appointment, your electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and are safe to use. Please note that the electrical engineer will need to disconnect the installation from the main electrical power supply for the inspection. Please note, it is your responsibility to plug appliances back in after your electrics have been tested (this includes your fridge/freezer). The entire onsite process will typically take up to two hours depending on the number of circuits on the property. Following the assessment, the Electrical Safety Certificate is emailed within 2-5 business days.
As a landlord you are required by law to have an Electrical Installation Condition Report, this helps protect you from prosecution in the event that a tenant is harmed by faulty electrics in your property.
The frequency with which EICRs should be obtained varies depending on the kind of property. For rental properties, an EICR Testing is typically done every five years or at the start of a new tenancy. An EICR should only be done by a qualified electrician.
What does the inspection include?
- The inspection includes the below checks if earthing and bonding is adequate
- Whether light switches, fittings, sockets, and controls are suitable, serviceable, and protected - replacement will be recommended if necessary
- If earthing and bonding is adequate
- If the wiring system is adequate and its current condition
- If adequate identification and safety notices are available
- The extent of any wear and tear, damage or deterioration
- Whether there are any changes in the use of the premises which have led to, or may lead to, unsafe conditions
A Non-Domestic Electrical Installation Condition Report is, as it states, a report rather than a certificate. It provides an assessment of the in-service condition of a commercial electrical installation against current requirements. During the appointment, the electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and safe to use. All lighting and lighting circuits will be assessed and a report on the findings will be logged. Typically a commercial EICR is a lot more in depth than a standard domestic report. For commercial properties, there may be operational limitations that the engineer will discuss with you first, such as shutting down any servers or phone lines that would impact a business. The engineer may ask for a sample rate which would detail what percent of sockets would be tested to begin with, and then should any faults occur with the sample size, the engineer may choose to increase the sample size (i.e, from 25% to 50%) to check for further faults.
The entire onsite process can take from a few hours to a couple of days depending on the size of the property, especially for some larger commercial or industrial installations. Following the completion of the assessment, the Electrical Installation Condition Report is emailed within 2-5 business days. It is a legal requirement commercial properties are tested every 5 years and installations at industrial premises are tested at least every 3 years

Portable appliance testing, or PAT, involved the inspection of electrical appliances and equipment to ensure they are safe to use. During the appointment, your selected professional electrical engineer will visit the property and complete an Electrical Safety Inspection to ensure that all electrical appliances on the property are in working order and are safe to use. All electrical appliances supplied by a flexible cable with either a plug and socket or a spur box to connect it to the fixed electrical installation are considered portable appliances or portable electrical equipment (PEE) and need to be tested, regardless of their size. Typical examples of PEE include kitchen equipment, including toasters, food mixers, kettles, refrigerators, microwave ovens and office equipment such as computers, printers, scanners, and any Extension leads are also regarded as portable appliances. The entire onsite process will typically take up to one hour depending on the number of appliances on the property.
Although the law does not specifically state how often PAT testing should be performed, it is reasonable to at least have an inspection yearly. PAT testing is one of the most effective ways to minimize electric risks from faulty appliances.
What does the inspection include?
PAT testing includes visual checks for:
- Damages to the flexible cable such as cuts, abrasions, trapped cables etc.
- Damages to the plug, such as cracked case or bent pins
- Illegal joints in the cable, such as taped joint
- Any equipment being used in unsuitable conditions, such as wet or dusty environment
- Any signs of overheating, such as stains or burns
Upon confirmation of the service, an accredited Energy Assessor visits the property to collect the required data for assessing energy features based on the construction, type of dwelling, and relevant fittings (i.e, heating systems, insulation, windows, fixed outlets, lighting, etc). Please allow easy and full access for the assessor to inspect all heating and lighting fixtures/fittings including the boilers, hot water cylinders and the electric meter. The entire onsite process generally takes 30 minutes to 1 hour. Following the assessment, an Energy Performance Certificate (EPC) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Domestic EPC register.
The EPC should not be read as a comment on the overall condition of the property, nor will it cover any items that would be included in a building survey.
An EPC is a legal requirement for the property to be marketed for sale or let. The certificate is valid for 10 years although it is recommended to renew the certificate every time works are carried out to the property that could improve its energy performance ie. replacement boiler/windows, loft or wall insulation.

What does an EPC contain?
- A record of how energy efficient a building is and its environmental impact

A Non-Domestic EPC is a legal requirement for all commercial buildings exceeding 50 sq meters. The law states that a Non-Domestic EPC is required when you market the premises for let or sale, a building under construction is finished or where there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems.
The EPC must also be displayed in your commercial building if the total useful floor area is over 500 sq meters, the building is frequently visited by the public or an EPC has already been produced for the building’s sale, rental or construction
The certificate is valid for 10 years although a new certificate may be required if the building is subject to renovations, alterations, extensions etc.

What was supposes to be an hour's appointment turned out to be a 15 minute appt. Following the appt the engineer wouldn't give out any information. 10 days later I receive an unsatisfactory report with a quotation for remedies amounting to £1006. I informed the engineer at the start of the appt that one of the 2 way switches isn't working because the wire is loose. Now just to fix that switch the quote was £108.00.It's a complete cut-throat rip-off. stay as far away as you can from this service.

Engineer was slightly late but office called to inform me so that was useful especially has engineer was given my number with incorrect digit. Although my constructor guarantees 3-5 business days certificate the company suggested 5-7 so in the end followed up with my co constrcuctor and certificate was promptly issued on 6 working day. Seems companies are inundated with requests for electric certificates.

I didn't like the services. They have cancelled the appointment twice time in the last minute & the technician arrived 1 hour & half late. The appointment it was only 15 minutes. When I did my EICR the technician said everything is fine in the property and when I received the certificate it was insatifactory which many things to fix and the quotation was expensive. I don't recommend it to anybody.

Can't think of any improvement. The electrician was at my property before schedule. He was quick and reliable. I did not have to wait too long for the certificate (took 5 working days). Best of all, I did not have to spend too much.

My appointment day was changed the day before EICR was due to take place - luckily my tenant was ok to move appointment a couple of days later. EICR then completed but had to follow up a couple of times for the report - eventually received report over 2 weeks after EICR appointment. All good in the end and price very reasonable.

They were good. I explained to them I needed the EICR real quick. As an estate agent, we would have given them more work, but I was told I will have it for 6 May 2022, didn't get it till the 13 May 22, we won't be recommending or using them again. They would have put a delay in our Sale. As we couldn't wait for, we had to get a 2nd report done on 9 May 22 and received as promised on the 10 May 2022. The second chap was a smaller, busier company than this one, whom we use a lot.
I was generally disappointed with the inspections. There were a number of issues raised which were not clearly defined and no attempt was made to explain these or any other aspect of the inspections. The impression given was that all was ok, which, according to the reports, it certainly was not. Also, no warning was given that if the electrical installation inspected is to 17th or earlier editions of the regulations, it will be deemed 'unsatisfactory'. It would have been helpful had I known this in advance.
I was contacted the day before by the electrician and asked if he could start an hour earlier than scheduled, I agreed and then he turned up later than the original booking. He was polite and knowledgeable and said that I will be sent a quote to change our distribution board which is no longer compliant. I am still waiting 1 month on I will not be recommending this company to others.
After speaking to Oliver today I do understand regarding invoicing. As we always pay on invoice, it is somewhat of a problem when I get a so called invoice on a piece from one of your engineers with[ Fixed electrics ]and nothing else, no heading etc. The tax man will not accept not accept it.

I have still not received paperwork a week after inspection. It failed - no idea what the next steps are??!!
It took 3 weeks to get the certificate...chased Polarity and reminded several times to send the Certificate, finally contacted My Constructor and they sorted out quickly.
Appointments made for electrical safety certs in two flats. They arrived late and guy that came to do the survey brought a junior with him - the junior was fine but the senior had a bit of attitude especially when asked to put on PPE. Disappointing on both counts. They left the first appointment and attended the second without even telling me. Remedial work was required for both of the flats and this was booked through Polarity Electrics. Their quote was a bit expensive but we went with them for convenience. There were two different electricians for the jobs - both of them were very polite, professional and efficient. They cleaned up after themselves and explained their work to both myself and the tenants of the flats. I couldn't fault them one bit. However it then took over two weeks to receive the certificates which were supposed to take five days. Polarity Electrics have great foot soldiers but could do with some smartening up on their initial presentation and administration. I recommend them if you are not in a hurry to have your paperwork and are in a position to pay more than other firms. I give them four stars for their electricians who actually did the remedial work.

Still waiting for the certificate after a week, but the inspection itself was efficient, albeit with the engineer arriving late after the first appointment had already been cancelled at short notice due to an over-running job elsewhere.
They cancelled first time an hour and a half after appointment was due. Second appointment that was re-scheduled they turned up 3 1/2 hours late.
Difficult for me to comment as I did not see the engineer. He had finished and left before I went into the house. I have not had the EIC yet so at present not at all impressed with the service ice.

First booking cancelled 10 mins before arranged time - as I was making my half hour drive there. Arranged for next day, was told by engineer I'd get EICR report about 4 days later. A week passed, I phoned and spoke to someone who told me it would be another couple of days. Another week passed and I spoke to the same person who made it clear he couldn't care less that it had now taken over 2 weeks. Emailed the boss, received no reply. Got the report nearly 3 weeks after inspection. Awful service.

Competitive price for an EICR, but on the day of appointment the engineer didn't turn up, and was 2 hours late on the re- booked appointment, without apology. Had to chase for the report, unhelpful customer service department.
The contractor did not mention any of the improvements required until after i'd paid which I thought was quite unprofessional. I feel that the works were very easily put-right so I don't know why he didn't just tell me them on the spot.

Website allows the time and date to be booked but then the company doing the job does not agree with the date and time. Had to reschedule it to suit the electrician. Tenant was not very pleased. It might not be the electrician fault but "myconstryctor" website should check with the contractors first. They assured us that no power cut during the inspection, due to tenant asking for this because they work at home, but it was cut during the job. After waiting for a week, had to remind the company about the report and straight away they came back with a big report to rectify problems which were never picked up by any electrician doing different jobs in the property before, The certificate was not issued before asking them to resolve the issues in the report asking for £660. I don't believe the property had any issues and if it did, not to this extend of cost. I think this is the way they can get more money. Cheapest option for this EICR certification via "myconstructor" website is not necessarily the best one. Not very happy.

I asked for an electrical check for a safety certificate. I don't know if it was done properly as the electrician did not issue a safety certificate and for me it would be posted online. I made a mistake by paying in cash. I have tried to chase up the certificate but with no luck. I strongly advise not to use this company and never pay in cash. Also it is difficult to remove the already filled out 5 star rating.
IAM NOT SURE about the quality of the work has been carried out , as i'am not electrician and i don't understand how it works , however i can see the bill which was sent to me after some time its really huge , its was a figure that i will remember for long time £1140 , its not normal for such a small property to have that kind of faults specially when it was built in the last 10 years . again iam not sure how your prices been worked out but what i'am sure . its not fare to over charge people according to there income or being a land lord , and using the sentence (its big responsibility ,people life are at risk ). so iam not happy at all about your work . the only part which was totally fare is the redaction of £10 when your engineer turned up late for the schedule appointment . although i strongly believe that you work that discount out and you pushed the bill up by 100 times more to cover that £10
Be weary of this company. They carried out an electrical inspection on my property and requested I pay £700 to rectify some things. I then paid another qualified inspector to carry out thesame service and they carried out minimal works and passed the property. I won’t recommend this company.
based on the schedule the polarity supposed to come before easter but the engineer was not available.so rescheduled to 19th April at 1:00pm. but the engineer comes to house around 10:45am and didn't ring me. when asked how things going on. he said there are two sockets one live open, and one neutral open. which sockets I asked, he said he didn't know. then come up with a ring circuit remedy work asking £298. and ridiculous! building built on 2005! they said 25 ages. scam. all ECIR does tricky.
It has been 14days since the inspection. I have still not received the EICR Report and no one contacted to say, why it is late.
It seems to me that Polarity use the appointment system to create extra work for which they charge very high prices. I have no proof but that is the impression I have gained. I will be checking their work and quotes independently.
Cancelled twice and then arrived more than 4 hours late the third time. When calling to ask where they were I was lied to. When they finally turned up they grudgingly agreed to wear a mask when asked but did not cover their nose with it. Avoid

The EICR was done on 29th April and I still have not received it. I called and talk to a member of stuff and I was reassured the it will be email to me...two days later nothing happened. Very disappointed with the luck of communication and professionalism.

They initially did a report and then remediation work. Both appointments were rescheduled. Once the electrician came to do the remediation work he started off by insulting us. He specifically said -'' what the hell have you done'', followed by expressions such as -''as this is your house I'd expect you to know what to do with it''. He had an awful attitude, refused to quote for fixing the things he was complaining about. My husband and I were left totally in shock over his demeanor and behavior. We concluded that he might have been on drugs. Th work itself- a disaster according to the electrician that followed after him. Apparently he put in the smallest electric box there is despite knowing that we were planning to install a kitchen and needed additional sockets for future. Costs- they ripped us off big time! No value for money at all and awful service overall.
They did the wrong flat in the building! Now do not even answer my query. Turn up very late and do the wrong flat. How bad can it get!
Booked on a Monday, received call to say will be late, received call saying cant come, will come tomorrow. Received a call on Tuesday will be late, received another call cant come. Eventually turned up on Thursday. After speaking with chap he said it was probably ok then wrote a report failing it on 2 things. One was a loose fan, it was not loose and was totally secure. Other thing was a fan with no cover. The chap when he was there said it could just be removed. They wanted to charge me a further £238 Company then told me i could remove it and show a video of me doing it and it would pass. I did this, then eventually they said they had to send someone out to check it. It had been plastered over by that point. They then charged me a further £96 for someone to come out, this person, undid 2 screws of the cover plate poked 2 things into the void - no way they connected with anything as the the old wires were encased in an isolation box, and said it was ok. Cheap initial price then rip offs.
The electrician initially didn't turn up because for some reason he went to a wrong address and inspected it without realising his mistake. We managed to rearrange the inspection, and he told us everything looked good on the day. So we were suprised when the certificate said it was unsatisfactory and needed £500 of remedial works. Some of the problems on the certificate could have been resolved if he'd bothered to discuss them with us at the time. Totally useless company and a waste of my hard earned cash. Steer clear.

This company is unreliable. They turn up late for appointments without the courtesy of advising the customer and obviously do not conduct the safety checks to the required standard. It appears that despite a very reasonable initial charge, their policy is to overcharge for remedial work which is unnecessary. In my case the remedial work was carried out very poorly and required a call back. The follow up remedial work was also of a poor standard and to add insult to injury I then had to request the company on 2 occasions to send me the certificate that the promised would be sent out upon completion of the work. There are many Trustpilot reviews that report similar problems when dealing with this company so find it surprising that Myconstructor are happy to continue their relationship in the knowledge that customers will in all probability receive a sub-standard service.
What a horrible, horrible service. I had this company attend my property 22nd June to do an eicr with a promise a turn around of a couple of days. When they attended the were there 10 minutes before walking out saying we will be in touch. 10 days later still nothing 14 days later an email arrives saying we want 200 plus to put right some wrongs they found. They never said anything while there No phone call And eicr tests take 2to4 hours And they have taken over 10 days to report back not for geting they are impossible to reach. I am very unhappy with the service , firstly turned up late. He got on with his work , I asked him if there were any problems . He said no all good. When finished I asked when he could get the cert done as have someone moving in very soon . He said maybe today because of that or 2 days at the latest . Next day as we have only just bought the property I noticed the outside light was missing and chock block wrapped in tape was in its place ! I then I receive a failure certificate a week later with a load of work needed. I have now instructed a recommended another electrician to carry out another test at extra cost . I will not be using your service again!
Terrible service. They changed the date once and the time twice more. The man that came was super rude. Started by looking down at me for wearing a mask and acted disappointed that “I was expecting him to wear a mask”. He came exactly at the time I asked not to come and there was someone else working in a 1 bedroom flat and made a point to get in the way and complained about having to wait. He talked down at me, and gave me several look overs. I would not use this company if you are a woman by yourself. I felt violated on my own house and at risk. He kept complaining while I was trying to deal with the other person working and when I told him to not speak to me like that, got offended, shouted very aggressively and left without doing the work. AVOID
he person was late for the meetng and then they were late with the EICR
I’m not happy with the way Keith refused to explain the issues. They sent me a hafty repair bill - not at all happy.

Didn’t arrive between the times stated. I had to call twice to find out when/if they were coming. Eventually turned up late PM after waiting in all morning. Gave an unsatisfactory report and wanted to charge £358 for replace a bathroom light. Totally untrustworthy, avoid.
There was no email confirmation sent for the appointment, but I was told I will receive one.. I am trying to reach the customer service number to know what happened and when the certificate will be received. No updates received as an email about the appointment. Called at customer service. Nobody is picking the number as well. Please provide an answer for me to provide my feedback ratings etc
Takes almost a week to get a simple answer, is it a pass or a fail. Will never use this service again.
