Appointment details


Upon confirmation of the service, an accredited Energy Assessor visits the property to collect the required data for assessing energy features based on the construction, type of dwelling, and relevant fittings (i.e, heating systems, insulation, windows, fixed outlets, lighting, etc). Please allow easy and full access for the assessor to inspect all heating and lighting fixtures/fittings including the boilers, hot water cylinders and the electric meter. The entire onsite process generally takes 30 minutes to 1 hour. Following the assessment, an Energy Performance Certificate (EPC) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Domestic EPC register.


The EPC should not be read as a comment on the overall condition of the property, nor will it cover any items that would be included in a building survey.


An EPC is a legal requirement for the property to be marketed for sale or let. The certificate is valid for 10 years although it is recommended to renew the certificate every time works are carried out to the property that could improve its energy performance ie. replacement boiler/windows, loft or wall insulation.

What does an EPC contain?


  • A record of how energy efficient a building is and its environmental impact
  • Information on the property’s typical energy costs
  • Suggested recommendations on reducing energy use and saving money
  • An energy efficiency rating of the property from A (most efficient) to G (least efficient)

Given the size and complexity of some commercial buildings, this inspection can take a number of hours or even days. Following the assessment, a Non-Domestic Energy Performance Certificate (which includes two documents: an EPC certificate and a separate Recommendations Report) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Commercial EPC register.


A Non-Domestic EPC is a legal requirement for all commercial buildings exceeding 50 sq meters. The law states that a Non-Domestic EPC is required when you market the premises for let or sale, a building under construction is finished or where there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems. 


The EPC must also be displayed in your commercial building if the total useful floor area is over 500 sq meters, the building is frequently visited by the public or an EPC has already been produced for the building’s sale, rental or construction

The certificate is valid for 10 years although a new certificate may be required if the building is subject to renovations, alterations, extensions etc.

A real pity that the criteria used is not published for the customer to view. It’s all a bit like a closed shop where the criteria is hidden from the customer and then there is little or no recourse as to the customer agreeing/disagreeing with scores awarded by the assessor. I also wasn’t given the scores straight away whilst the assessor was present but had to wait several hours before they were published (not the same practice as another assessor did for a friend very recently). I was told that the data had to be analysed first. Somewhat disappointed that although this is criteria referenced the customer is unable to judge whether the assessment is accurate or not because they aren’t allowed to see how the assessment is scored.
