Appointment details


An EICR is a detailed electrical inspection of a property’s electrical installation where an in-depth report detailing any necessary remedial work is produced. During the appointment, your electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and are safe to use. Please note that the electrical engineer will need to disconnect the installation from the main electrical power supply for the inspection. Please note, it is your responsibility to plug appliances back in after your electrics have been tested (this includes your fridge/freezer). The entire onsite process will typically take up to two hours depending on the number of circuits on the property. Following the assessment, the Electrical Safety Certificate is emailed within 2-5 business days. 


As a landlord you are required by law to have an Electrical Installation Condition Report, this helps protect you from prosecution in the event that a tenant is harmed by faulty electrics in your property.


The frequency with which EICRs should be obtained varies depending on the kind of property. For rental properties, an EICR Testing is typically done every five years or at the start of a new tenancy. An EICR should only be done by a qualified electrician.



What does the inspection include?


  • The inspection includes the below checks if earthing and bonding is adequate
  • Whether light switches, fittings, sockets, and controls are suitable, serviceable, and protected -  replacement will be recommended if necessary
  • If earthing and bonding is adequate
  • If the wiring system is adequate and its current condition
  • If adequate identification and safety notices are available
  • The extent of any wear and tear, damage or deterioration
  • Whether there are any changes in the use of the premises which have led to, or may lead to, unsafe conditions

Appointment details


A Non-Domestic Electrical Installation Condition Report is, as it states, a report rather than a certificate. It provides an assessment of the in-service condition of a commercial electrical installation against current requirements. During the appointment, the electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and safe to use. All lighting and lighting circuits will be assessed and a report on the findings will be logged. Typically a commercial EICR is a lot more in depth than a standard domestic report. For commercial properties, there may be operational limitations that the engineer will discuss with you first, such as shutting down any servers or phone lines that would impact a business. The engineer may ask for a sample rate which would detail what percent of sockets would be tested to begin with, and then should any faults occur with the sample size, the engineer may choose to increase the sample size (i.e, from 25% to 50%) to check for further faults. 

The entire onsite process can take from a few hours to a couple of days depending on the size of the property, especially for some larger commercial or industrial installations. Following the completion of the assessment, the Electrical Installation Condition Report is emailed within 2-5 business days. It is a legal requirement commercial properties are tested every 5 years and installations at industrial premises are tested at least every 3 years

Appointment details


Portable appliance testing, or PAT, involved the inspection of electrical appliances and equipment to ensure they are safe to use. During the appointment, your selected professional electrical engineer will visit the property and complete an Electrical Safety Inspection to ensure that all electrical appliances on the property are in working order and are safe to use. All electrical appliances supplied by a flexible cable with either a plug and socket or a spur box to connect it to the fixed electrical installation are considered portable appliances or portable electrical equipment (PEE) and need to be tested, regardless of their size. Typical examples of PEE include kitchen equipment, including toasters, food mixers, kettles, refrigerators, microwave ovens and office equipment such as computers, printers, scanners, and any  Extension leads are also regarded as portable appliances. The entire onsite process will typically take up to one hour depending on the number of appliances on the property. 


Although the law does not specifically state how often PAT testing should be performed, it is reasonable to at least have an inspection yearly. PAT testing is one of the most effective ways to minimize electric risks from faulty appliances.




What does the inspection include?


PAT testing includes visual checks for:

  • Damages to the flexible cable such as cuts, abrasions, trapped cables etc.
  • Damages to the plug, such as cracked case or bent pins
  • Illegal joints in the cable, such as taped joint
  • Any equipment being used in unsuitable conditions, such as wet or dusty environment
  • Any signs of overheating, such as stains or burns

A gas safety check (also known as gas safety inspection or a CP12) involves a Gas Safe registered engineer inspecting your gas fuelled appliances and central heating systems. The engineer will check the appliances are working properly, with the correct operating pressure. They also perform full system tests and ventilation checks to ensure regulations are met and that appliances are safe to use. The entire on-site process typically takes 45-60 minutes. Following the assessment, the Gas Safety Certificate is emailed the same day or the following business day. 


If you are a landlord, you are legally obliged to renew the Gas Safety certificate annually. Landlords must also keep a record of gas safety checks for at least two years and issue the latest certificate to existing tenants and any new tenants before they move in. If you are a homeowner, although you have not legally bound to renew the Gas Safety certificate, you are advised to do so once a year to maintain the safety of your home.



What does the inspection include?


  • Checking all gas appliances for gas tightness

  • Check burner pressure and gas rate against the manufacturers’ data plate

  • Checks on all necessary ventilation will be conducted

  • Check standing and working pressure if test points are available

  • Fuel flow will be tested to make sure combustion products are removed

  • All flame failure devices will be checked for satisfactory operation

  • Appropriate checks will be made for physical stability, presence and effectiveness of stability brackets

  • Investigations for any evidence of unsafe operation will be made and reported

Initial certification was fine and Harvey was punctual and professional. Quote for remedial works can only be described as astronomical and I looked elsewhere.Even Harvey's quote for a visual re- inspection was prohibitive.

Overall we were pleased with the guys, they were courteous & respected our property. Unfortunately, we were left with no downstairs lights connected. When we investigated we found that the feed to the lights breaker was not secured into the breaker itself.

Bit disheartened with the service provided if I'm honest. Attendees were polite and professional throughout, however caused a slight bit of damage to ceiling when removing light fitting for checking. Understandable that bits of paint, part of ceiling may come off/ specks of dust etc but no effort to clean up whatsoever - nor tell me of the mess. Walked into bathroom to find bits all across the floor. Don't mind cleaning up but would have been nice to be informed! Additionally, on departure, I asked 'everything ok' in terms of the EICR checks. Confirmed all good. Just checked certificate now and turns out it hasn't passed and something needs attention - again, don't mind that it didn't pass (it is what it is ) but communication would have been nice to manage expectations.

Avoid do not use. Electrician carried out EICR and came back with a failed report and a £1350 quote for remedial work which I suspected was a bit high so instructed another electrician to do check and was told half the circuits hadn’t been tested and most the remedial work wasn’t needed and quoted me £220 for work. Will not use again.

I haven't had this done yet as no one has shown up so far. Keeps getting moved to someone else and then they don't turn up. This so called service with a so called 'professional' is unreliable. It has been paid for and I'm not getting the service, plus the time I've taken off work to be in for them. I would definitely not recommend this to any one I know. I would have put 0 stars but it won't let me!! Someone else is due Friday 5th November, we'll see if they turn up or I'll be after a refund and a bad review will be left online!!

Unprofessional, dishonest and incompetent. Two men, no PPE warn no idea what they were doing. Broke boiler timing device then denied touching it. Turned water off denied that also. Never checked anything up stairs and left me with a hefty central heating bill. Shite cowboys.

Booked Gas Electric Harvey via this company. The do called engineer didn't turn up. Called this company and was given engineer phone number who said he couldn't come as someone at work got Electric shock and needed treatment. Rearranged the date. I had new carpets even after requesting them to remove the shoes or use covering they failed to do so. Then on the certificate they said I need Ip rated lights in bathrooms Zone 2 ( I don't have lights in Zone 2 in my bathrooms). They quoted me 195£ for the job. Which a qualified electrician did for 100£ with minor work certificate. This company sub contractors scammers who are cheating people. When I confronted the Engineer from Gas and Electrics Harvey he was not able to offer any reasonable explanation and became very rude and aggressive. Customer service from myconstructor is quite poor. It is best to look around and go with a reliable local qualified electrician. Avoid this company .
