Appointment details


An EICR is a detailed electrical inspection of a property’s electrical installation where an in-depth report detailing any necessary remedial work is produced. During the appointment, your electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and are safe to use. Please note that the electrical engineer will need to disconnect the installation from the main electrical power supply for the inspection. Please note, it is your responsibility to plug appliances back in after your electrics have been tested (this includes your fridge/freezer). The entire onsite process will typically take up to two hours depending on the number of circuits on the property. Following the assessment, the Electrical Safety Certificate is emailed within 2-5 business days. 


As a landlord you are required by law to have an Electrical Installation Condition Report, this helps protect you from prosecution in the event that a tenant is harmed by faulty electrics in your property.


The frequency with which EICRs should be obtained varies depending on the kind of property. For rental properties, an EICR Testing is typically done every five years or at the start of a new tenancy. An EICR should only be done by a qualified electrician.



What does the inspection include?


  • The inspection includes the below checks if earthing and bonding is adequate
  • Whether light switches, fittings, sockets, and controls are suitable, serviceable, and protected -  replacement will be recommended if necessary
  • If earthing and bonding is adequate
  • If the wiring system is adequate and its current condition
  • If adequate identification and safety notices are available
  • The extent of any wear and tear, damage or deterioration
  • Whether there are any changes in the use of the premises which have led to, or may lead to, unsafe conditions

Appointment details


A Commercial Electrical Installation Condition Report is, as it states, a report rather than a certificate. It provides an assessment of the in-service condition of a commercial electrical installation against current requirements. During the appointment, the electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and safe to use. All lighting and lighting circuits will be assessed and a report on the findings will be logged. Typically a commercial EICR is a lot more in depth than a standard domestic report. For commercial properties, there may be operational limitations that the engineer will discuss with you first, such as shutting down any servers or phone lines that would impact a business. The engineer may ask for a sample rate which would detail what percent of sockets would be tested to begin with, and then should any faults occur with the sample size, the engineer may choose to increase the sample size (i.e, from 25% to 50%) to check for further faults. 

The entire onsite process can take from a few hours to a couple of days depending on the size of the property, especially for some larger commercial or industrial installations. Following the completion of the assessment, the Electrical Installation Condition Report is emailed within 2-5 business days. It is a legal requirement commercial properties are tested every 5 years and installations at industrial premises are tested at least every 3 years

Appointment details


Portable appliance testing, or PAT, involved the inspection of electrical appliances and equipment to ensure they are safe to use. During the appointment, your selected professional electrical engineer will visit the property and complete an Electrical Safety Inspection to ensure that all electrical appliances on the property are in working order and are safe to use. All electrical appliances supplied by a flexible cable with either a plug and socket or a spur box to connect it to the fixed electrical installation are considered portable appliances or portable electrical equipment (PEE) and need to be tested, regardless of their size. Typical examples of PEE include kitchen equipment, including toasters, food mixers, kettles, refrigerators, microwave ovens and office equipment such as computers, printers, scanners, and any  Extension leads are also regarded as portable appliances. The entire onsite process will typically take up to one hour depending on the number of appliances on the property. 


Although the law does not specifically state how often PAT testing should be performed, it is reasonable to at least have an inspection yearly. PAT testing is one of the most effective ways to minimize electric risks from faulty appliances.




What does the inspection include?


PAT testing includes visual checks for:

  • Damages to the flexible cable such as cuts, abrasions, trapped cables etc.
  • Damages to the plug, such as cracked case or bent pins
  • Illegal joints in the cable, such as taped joint
  • Any equipment being used in unsuitable conditions, such as wet or dusty environment
  • Any signs of overheating, such as stains or burns

The service provided by the engineer who attended was great! Having said that, this was only after the initially booked engineer not turning up a week previous. Neither the engineer or the company told us in advance or on the day that he wasnt attending, which cost me the opportunity of having tenants move in! More needs to be done in the cases of your engineers not turning up and a follow up with the customer. Instead, it was left to me to do all the chasing which was both stressful and annoying to say the least. It was also left to me to again chase up the certificate which ultimately was directly sent by the engineer and not in a portal as described when I paid for the service.

I had to chase the turnaround of the certificate with My Constructor and to have a failed EICR is of no use to me. What I would expect is a call to say, I have completed the inspection and "XYZ" items require remedial action and would you like me to carry these remedial works out at a cost of "X". I now have to invest a further £100 towards a further certificate and a further visit to carry out the remedial works. Not great experience.

Giorgio turned out to be excellent and knew his stuff. He left my flat clean and tidy and did the work he quotes for. He also reduced his price to match another quote I had . We did have a bad start as he was a few hours late for his initial appointment to quote however he had a genuine reason and was very apologetic. I would recommend him and my constructor is an excellent service who solved all my problems and liaised well at all times .

The EICR certificate was supposed to be provided 2-5 days after the inspection. After much chasing and many false promises as I needed the certificate to move my tenants in to my rental property the certificate finally came through at 10:30pm on the 5th day, despite having been promised it that morning - just not good enough and caused me many hours of stress

The appointment was changed in short notice moved to from Monday morning to Wednesday between 9:00-11:00 am but the professional arrived I’ve around 17:00 . He did not reconnect the power shower and no response after I contacted the company. Absolutely disappointed!!

No explanation was given for the findings, other than technical speak which would make no sense to a property owner looking to resolve the issue. Could just be my impression but seems designed to force the property owner to re-engage the company to decipher the findings and then pay extra fees for deciphering and fixing the issue. They didn’t call back to explain their findings, as was claimed at the time of the booking. Will need to engage another electrician to fix the issue. Waste of money

Arranged for an EICR report, booked online through this website for £89. Was given a 4 hour window of when the electrician might turn up. I don't live at the flat so requested a phone call (as I'm 10 mins away) for a more specific time to meet there. No contact from the professional who was to carry out the service so I had to arrange to be there for the full 4 hours, not knowing when he might turn up. In the mean time, I got on with jobs around the flat that I needed to do (like change a bathroom spot light). He came quite promptly (within half an hour of the window) so I stopped doing my jobs to allow him space for all the checks that he needed to do (one spot light in the bathroom still out as I was in the middle of changing it). I asked him to let me know if there are any questions/issues; he left swiftly after seeing everything he needed to see, saying every thing looks fine. I was surprised then later that day to receive an unsatisfactory EICR with 6 C2/C3 faults including work for the spotlight I completed fitting after he left! I was quoted £550 for remedial work as a figure with out an detail of what work would be included in that quote. I called the support team, who were very helpful and tried to get more information/detail from the professional about the remedial work suggested, but as of now (3 weeks after the EICR report was conducted) am still waiting for a response from the professional. I don't know if he will put RCD in place where it was missing and bonding to some of the pipes where it should have been? Whether he plans to change the whole consumer unit to do this because there are no spaces to add another RCD switch. Kelly and Nick on the customer support team where very helpful and tried their best to get this information from the professional so that I know what the quoted price includes, but no response has been received! I have decided to find another electrical professional to carry out the necessary work. I would rather use a professional who can communicate what needs doing and at what cost, rather than being given a random price of £550. EICR will vary with every professionals own judgement and opinions in terms of their interpretation of guidance of regulations. Once you have committed to having this professional conduct the EICR report, they know that you are bound to go ahead with the remedial work (at whatever cost they wish to charge) because only that individual professional will be able to complete and pass the EICR (as satisfactory) without having to pay for the report again. I would not use this service again. I would rather engage with a professional with good communication skills directly who I trust will not create more work for themselves and inflate prices because they know you are reliant on only that individual to pass the certificate and would have to pay the full price again for another professional to provide the report. (It's a shame it's not like MOT where you have a certain amount of time to get the recommended work done and can be passed for no extra cost by the original certifier; that would make sense.)

Not sure how to even rate.. The person who came to take the readings/perfom actual test was not Giorgio Demetriou. I only found this after seeing Giorgio's picture on the portal post the actual visit. The guy who turned up literally spent 10 mins in the protery, tested 3 plus (including readings) and took 3 pics (that's it). When I asked him if everything was alright he said he doesn't know, he is here to take the reading only and asked me wait for the report. Next day I received my certificate and everything was fine. This is the first time have got an ECIR certificate so don't really know if this is what everyone does but I would not recommend this to my friend.

He carried out an EICR and failed a couple of the areas on the certificate issued. I then contacted him about doing the remedial works and he asked me to forward him back the certificate by e-mail so he can quote me (which I found very odd!) as he can’t remember the property. At the same time was quoting some extortionate numbers off the top of his head for what the work would cost. I asked him if it’s just a standard price for carrying our the remedial works as he hadn’t even looked at the certificate I had e-mailed back to him but then he got all flustered saying he remembered the property so was basing the remedial work price on that. He however promised he would have a look at the certificate I e-mailed back to him anyway later and send me back a firmer quote that evening - this was last Wednesday and I still haven’t heard back from him. I then got another very good and highly reliable electrician to quote me for the work and he was shocked that I had been failed on the areas stated as needing urgent attention by Giorgio Demetriou as he didn’t feel that it was justified and explained it very clearly to me why. I have now ended up having to pay for a second EICR certificate to be issued by another more reliable electrician!

Terrible - he failed us and said to make it pass the EICR is would cost £670. I got a second opinion and got charged £10 to fix the only problem (a switch was a different brand). Complete rip off. Do not use this company if they employ people like this!!!
