An EICR is a detailed electrical inspection of a property’s electrical installation where an in-depth report detailing any necessary remedial work is produced. During the appointment, your electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and are safe to use. Please note that the electrical engineer will need to disconnect the installation from the main electrical power supply for the inspection. Please note, it is your responsibility to plug appliances back in after your electrics have been tested (this includes your fridge/freezer). The entire onsite process will typically take up to two hours depending on the number of circuits on the property. Following the assessment, the Electrical Safety Certificate is emailed within 2-5 business days. 


As a landlord you are required by law to have an Electrical Installation Condition Report, this helps protect you from prosecution in the event that a tenant is harmed by faulty electrics in your property.


The frequency with which EICRs should be obtained varies depending on the kind of property. For rental properties, an EICR Testing is typically done every five years or at the start of a new tenancy. An EICR should only be done by a qualified electrician.



What does the inspection include?


  • The inspection includes the below checks if earthing and bonding is adequate
  • Whether light switches, fittings, sockets, and controls are suitable, serviceable, and protected -  replacement will be recommended if necessary
  • If earthing and bonding is adequate
  • If the wiring system is adequate and its current condition
  • If adequate identification and safety notices are available
  • The extent of any wear and tear, damage or deterioration
  • Whether there are any changes in the use of the premises which have led to, or may lead to, unsafe conditions

A Non-Domestic Electrical Installation Condition Report is, as it states, a report rather than a certificate. It provides an assessment of the in-service condition of a commercial electrical installation against current requirements. During the appointment, the electrical engineer will complete an Electrical Safety Inspection to ensure that all electrical circuits on the property are in working order and safe to use. All lighting and lighting circuits will be assessed and a report on the findings will be logged. Typically a commercial EICR is a lot more in depth than a standard domestic report. For commercial properties, there may be operational limitations that the engineer will discuss with you first, such as shutting down any servers or phone lines that would impact a business. The engineer may ask for a sample rate which would detail what percent of sockets would be tested to begin with, and then should any faults occur with the sample size, the engineer may choose to increase the sample size (i.e, from 25% to 50%) to check for further faults. 

The entire onsite process can take from a few hours to a couple of days depending on the size of the property, especially for some larger commercial or industrial installations. Following the completion of the assessment, the Electrical Installation Condition Report is emailed within 2-5 business days. It is a legal requirement commercial properties are tested every 5 years and installations at industrial premises are tested at least every 3 years

Portable appliance testing, or PAT, involved the inspection of electrical appliances and equipment to ensure they are safe to use. During the appointment, your selected professional electrical engineer will visit the property and complete an Electrical Safety Inspection to ensure that all electrical appliances on the property are in working order and are safe to use. All electrical appliances supplied by a flexible cable with either a plug and socket or a spur box to connect it to the fixed electrical installation are considered portable appliances or portable electrical equipment (PEE) and need to be tested, regardless of their size. Typical examples of PEE include kitchen equipment, including toasters, food mixers, kettles, refrigerators, microwave ovens and office equipment such as computers, printers, scanners, and any  Extension leads are also regarded as portable appliances. The entire onsite process will typically take up to one hour depending on the number of appliances on the property. 


Although the law does not specifically state how often PAT testing should be performed, it is reasonable to at least have an inspection yearly. PAT testing is one of the most effective ways to minimize electric risks from faulty appliances.




What does the inspection include?


PAT testing includes visual checks for:

  • Damages to the flexible cable such as cuts, abrasions, trapped cables etc.
  • Damages to the plug, such as cracked case or bent pins
  • Illegal joints in the cable, such as taped joint
  • Any equipment being used in unsuitable conditions, such as wet or dusty environment
  • Any signs of overheating, such as stains or burns

I chose to pay cash on the day, because I didn't want to pay in advance to someone I didn't know. The technician who attended was nice and professional. He said the certificate and the receipt would be emailed to me. I did eventually get the certificate, but I haven't had a receipt yet. I have called the boss. He says "the company would issue it on the web". But I don't know which company they mean and the fact that I paid cash, means I don't have paypal or credit card receipt. I have called them several times, but no joy! If you are a landlord needing a receipt, they are not the best option.

Do not use this electrician. Certificate is issued by a person who doesn’t even attended for the inspection. Not sure if the person attended even qualified. There were so many errors on the report which I will be taking up with the relevant body.

Ervin's friend showed up even after I spoke to Ervin 10 mins before the appointment, yet Ervin completed and signed the EICR without having visited the property. I wanted to discuss the faults they highlighted and obtain a quote to carry out the remedial works. I chased the quote from Monday, he never got back to me, and still no reply on Thursday, when I had to ask Myconstructor to also try to reach him. Provided me with 2 pricey options, refused to put it in writing (as I was unclear what works would be included in either quote), then asked me to pay in cash!

Commenting as an experienced property investor and long-time landlord Terrible experience with this company. The survey raised a tiny issue that only needed a blanking plate fitted to an existing box. It would have taken a moment and cost less than £2 and it's something just about every leccie will have knocking around in the van. The survey failed because of this, which is fair, but their response was disgraceful. They were very rude on the phone when I asked about a re-test and were unwilling to discuss why it failed. I was told that if I did the work, there would be a full re-charge again. I thought that was very unfair. Won't be using them again.

I have explicitly booked a surveyor and someone else went to the property instead. I only found out about it the next day. When I called, the excuse was that when the surveyor I booked cancelled they automatically assigned a new person. There was no SMS, no email, even after the survey took place. Also, the survey arrived very late, on the last day that was promised within the service.

Turned up late, only called last minute to advise. No Covid precautions used. Later ignored attempts to get clarity on quote price given by text message (price only, no detail) as only wanted essential minor work required, ie, change plug in fuses. Quote was for £200 +VAT !! AVOID MyConstructor and this Electrician ! Use a recommended local qualified company for peace of mind and price clarity.

Cheap but totally unreliable. Turned up late. Did find something genuinely wrong that was required for the EICR, but then completely over priced to fix it. Wanted the extra work paying in cash. Said he’d call back with options...when he found out I wasn’t going to pay his over priced fix, he lost interest. He didn’t bother returning calls or emails. Do yourself a favour and just find someone else, there are more professional people out there.

Paid for the certificate, when requested the 2 small issues that need rectifying to be done I have just been ignored and left with no options. Very unprofessional and poor service

Sorry to say but this was not a good experience, and contrasts with my earlier experience with MyConstructor. It was the 'professional' who let the side down, who misled me as to the safety or otherwise of my fuse board. He took and an hour and a half to fake test the electrics, knowing all the while that it was an instant fail. Why not say so? I still don't understand why he wasted my time that way; his thinking. It's utterly bizarre, but also deeply unprofessional. I asked a few more electricians to attend the next day to independently give their view, and that's when it became immediately clear that I'd been duped by the former.

Booked Ervin for an EICR - he didn't attend personally and sent one of his team over. He conducted the EICR thoroughly and was on time and did the testing to a good standard. However, this is where the problems began. The technician informed me there was a minor issue - an isolator switch for the bathroom fan needed replacing. Not a big job, but as a result the EICR had to be given as "unsatisfactory". I asked if it could be fixed on the spot, its a small job after all. The reply was no - I need to wait and get a quote from his supervisor. Called the supervisor who issued the EICR. He then told me that it would cost £230 to do the work and the entire test would have to be redone! So now I have paid £120 for the EICR and am being quoted an additional £230 to change ONE SWITCH and redo the ENTIRE TEST for no reason! I called another local electrician who came and did the remedial work for £40, it took 5 minutes. He confirmed it was basically a joke that I would be quoted £230 for this remedial work. THIS IS A SCAM. While the quality of the original EICR was good, the way Ervin then tried to take advantage by massively overquoting for the remedial work is terrible. Why couldn't such a small fault just have been repaired there and then, so the EICR could be shown as "passed"? Why the need to overcharge? I don't know, but would avoid.
