Non-Domestic EPCs Service Description
Appointment details Upon confirmation of the service, an accredited Energy Assessor visits the property to collect the required data for assessing energy features based on the construction, data, and relevant fittings (i.e, heating systems, insulation, windows, fixed outlets, lighting, etc). Please allow easy and full access for the assessor to inspect all heating and lighting fixtures/fittings including the boilers, hot water cylinders and the electric meter. Given the size and complexity of some commercial buildings, this inspection can take a number of hours or even days. Following the assessment, a Non-Domestic Energy Performance Certificate (which includes two documents: an EPC certificate and a separate Recommendations Report) is generated using government-approved software, which typically takes 1-3 business days, and will be emailed to you once ready. Once the EPC is lodged it will appear on the national Non-Domestic EPC register. A Non-Domestic EPC is a legal requirement for all non-domestic buildings exceeding 50 sq meters. The law states that a commercial EPC is required when you market the premises for let or sale, a building under construction is finished or where there are changes to the number of parts used for separate occupation and these changes involve providing or extending fixed heating, air conditioning or mechanical ventilation systems. The EPC must also be displayed in your commercial building if the total useful floor area is over 500 sq meters, the building is frequently visited by the public or an EPC has already been produced for the building’s sale, rental or construction The certificate is valid for 10 years although a new certificate may be required if the building is subject to renovations, alterations, extensions etc. Non-Domestic buildings are divided into three categories for EPC purposes, depending on size, heating and cooling systems, etc. For further information please get in touch with us.
